I will implement the exact measurements from the architect in my drawing and sketch our furniture inside. Will try to upload it today.



As already mentioned, we are at €224k and some trades are still missing. So the price will increase. On the other hand, we can also get some things a bit cheaper because we personally know the respective companies and can also access purchase prices. I am aware that €300k–€350k might be tight, but if it's €10k–€20k more, that is not really a problem.

What means: there are no nice rooms with these wall proportions. Overall they are too long and too narrow. I cannot judge this at the moment, but what I see does not convince me either. Everything is big, but what is supposed to be functional is not. Since I also do not see any utility room you mentioned, which is urgently needed for technology, storage, and laundry, I see the design more in the trash than anywhere else.

I can't believe that an architect drew this design; not least because he placed the chimney flue in the load-bearing wall of the stairwell enclosure. Apart from the run-of-the-mill planning. Apparently, the architect can't calculate either; even if construction prices in NI are (still) cheaper, the single-family house will in my opinion cost approximately EUR 240K *before* garage costs and *before* the usual suspects (painter, flooring, ancillary construction costs). We haven't even started talking about access roads, landscaping, and so on yet. Whether switching to this architect has paid off, the original poster might keep us updated on ;) Rhineland greetings

I didn't want to say it, but I thought the same... Unfortunately, Tapatalk has problems with "holding" the images, so I couldn't see the details, but the inflated run-of-the-mill nature stood out to me, and I definitely noticed the chimney.

At the moment, everyone is somehow fixating on the costs... I have the offers from the companies and have calculated them in an Excel spreadsheet. You don’t even know the exact numbers or under which conditions I get what. Flooring and painting work will be done by ourselves since my mother works in the office of a corresponding company and we get everything at purchase price, and also no craftsman costs will be incurred here.

The chimney has been calculated and only requires additional reinforcement of the wall.

Which rooms do you mean by too long and too narrow? I can hardly see anything but the storage room and the toilet that could be in question.

Construction expert, please explain the standard planning in more detail. Because with this statement alone, very little can be done...

I have attached a roughly possible furnishing. I noticed that the window in the bathroom by the bathtub does not have the intended distance at the top. So that also needs to be improved.

Since we are initially taking the old couch with us, the living room currently looks like this. Overall, living room, dining room, and bedroom are present, as well as the real furniture that will be taken.

All the desired rooms are arranged without any ideas; nothing more, nothing less. For example, the utility room (HAR) – with its 8.5 sqm – will not be enough, because the planner has arranged it as a passage room; thinking of it as a utility room is out of the question. Also, the drainage of the guest toilet (DU-WC), the kitchen on the ground floor, and the bathroom upstairs are arranged opposite to one another. I don't even want to talk about the additional costs/actual benefits of a trapezoidal garage. Even the storage room upstairs won’t work because you forget that so far only raw dimensions are planned; a bit of interior plaster will also come. Then 60 cm walking space is already very tight if something needs to be transported into the room or you want to bend down. This room – a bit wider and in another place – would be perfect for collecting and washing laundry => plus in quality of life. This design is not even a sober arrangement of rooms, then at least it would be a Bauhaus. On the ground floor – in the arrangement of the front rooms – the fact that a floor height increase is planned is also not taken into account. Therefore, the hallway of the guest toilet will make you – once built – believe you are in a bunker. I also don’t see space for a cloakroom, although the entrance area is planned generously; any existing equipment for children you’ll leave in the garage later. The users answering here have already given many good hints. And ... even if you are annoyed, don’t stubbornly insist on staying within the desired budget. You can prove me wrong if you have all the final numbers; I would really be happy for you ;) Rhineland regards
