Floor plan 170m2 - Laundry room too small? Suggestions for improvement?

Hui... no... that was still typed on the phone without my first coffee. Or rather looked at and then typed. For me, north was at the bottom and west on the right :D Sorry for the confusion about the garage. It was also not.. ..meant, but the kitchen should be located by the terrace :) Now looking at the garage again, I already said something about the poor living space distribution, I was a bit confused at first since the garage has to come as subordinate. But if you have such a large property: why not?! I personally would find a great wooden shed with a work/seating area as an element for the garden more charming than a large garage, but that's a matter of personal opinion.

Infill development, neighboring houses from before the war etc. Boundary no, because the neighbor would not agree or the heir (daughter) and so you do not have to ask. 1 m above ground because the property is in a hollow and wants to reach above footpath level (you do not look down at the house, but up).

It is not a matter of taste whether wooden houses would be more charming than a giant garage. Taste takes place in consciousness, but psychologically the terrace enjoyer is overwhelmed by the garage where consciousness is of no use. And plaster or clinker are no less messy than wood. I share the opinion with that distracting oneself from essential planning concept errors by occupying oneself with the side issue of the incidental side effect of a small utility room is not sustainable in the long run.

Update for those interested. There was a revision and the utility room is now 12m2.

If boundary construction is allowed, you do not have to ask the neighbor, only inform them.
