We have also planned a sauna in the bathroom. First, get some information from a sauna builder regarding the dimensions and what you want. If you want to sauna together and also lie down, your dimensions are too small. (You 1.80m + 10cm clearance because your feet bend a bit when you lie down + 2x10cm wall thickness + 5cm ventilation to the outer wall = 215cm) It might be a bit tight with the door. Likewise, you need a certain depth. However, that depends on how you want to sauna. A bit much about the sauna, but in the end, it should be functional and not turn into a storage room because you no longer use it due to impracticality.

If I had a basement or were planning to have one, I would immediately eliminate the laundry room in the somewhat cramped upper floor and banish it into the usable area in the basement. A sauna would also be a candidate for that, although I can understand that it should be in a "nice" environment, which is not without reason.

I would like to agree with Alex on this. Looking at the upper floor first, you immediately think: they are building here without a basement... Since you want/need one, here are two thoughts: 1. After a sauna session, I would like to lie down and relax. I don't see space for that in your bathroom. So either place it in the basement or allocate part of the utility room space on the upper floor to the bathroom. Your bedroom would also benefit from this. The bathroom with lounging options and a TV would definitely be a highlight :-) 2. You might have to reconsider the basement just as storage if you prefer to do laundry and sauna upstairs—what would it be for then? Of course, everything above ground is nicer, so have you already considered enlarging the house? Otherwise, I really like the floor plan!! It will be a great house either way ;)

2.69 depth RBM for a bedroom is definitely too little: a bed often measures 2.10 in length, leaving barely 50cm after plaster... You will often stub your little toe in the dark or scrape the wall there. TV on the wall is not possible there at all.

Do you have a controlled residential ventilation system? Otherwise, the bedroom would be too small for me.

We will reconsider the sizing of the bedroom/laundry room/walk-in closet/bathroom as well as the kitchen.

I am grateful for further opinions, especially regarding the details of the kitchen, upstairs bathroom, bedroom, walk-in closet, laundry room, and traffic routes.
