Without a specific plot of land, calculation is almost impossible. However, for a first impression of feasibility (preliminary discussion at any bank), it might be sufficient. Your "65K€ for everything else" is already okay. You need to calculate more precisely once a plot of land is available (slope location, 5m driveway & utility lines or 20m driveway + utility lines, ...etc.) Keep in mind: everything becomes more expensive than planned, everything. That means here in the forum I once overheard to add at least a 10% buffer to the project sum after everything has already been calculated. And that is working quite well for us now.
Overall, once again the tip, start with the plot of land; only when you have something concrete in prospect, then go to the house seller and then to the bank. What you are doing now is pretty worthless, who knows if you will find a plot of land at all in the next weeks, months, or years. In the meantime, your financial situation will change 10 times, construction costs will rise, new energy-saving ordinance requirements will be added, or the recession will fully hit Germany, etc.
