First floor plan draft living kitchen - discussion, feedback

Hello,

I would like to hear your opinion on a first draft (sketch) we received yesterday from one of our preferred construction companies.

Plot: 835m², gable roof 35-45°, slightly sloping

The draft features a gable roof with a 35° pitch. It is elongated to the south to provide as much space as possible for solar panels. We did not want roof windows.

We want to live there with 4 people (currently 2) and, due to our jobs, work there more or less regularly – hence 2 workspaces + 2 children’s rooms.

We specifically wanted a separate living room and to place the main living area rather in the kitchen / dining area. There is a sliding door between the living and dining rooms. Between the hallway and dining area, there is a (whatever kind of) glass/door element.

I would appreciate some initial feedback – unfortunately, due to the "sketch nature," I do not have exact measurements.

How high is the knee wall?
Dryer and bathtub under the sloping ceiling
What is the barely accessible storage space in the upper floor under the sloping roof for?
Why are you wasting the space by Child1?
Why is the southern part of the ground floor set back so much?
I think the living room door looks odd when it swings towards the glass panel side.
No shower in the bathroom?

Exterior views would be useful.

I believe the knee wall is 1.37m. Some of your questions I also had. The storage space is for stuff like suitcases... - The attic is more of a "crawl" space due to the roof pitch. I currently do not have access to the exterior views. Regards Markus

Without precise measurements, an actual assessment is difficult. But I find it way too convoluted, especially on the ground floor. The path from "Arbeit 2" to the toilet, for example, is not acceptable. And what exactly do you want to use the living room for? Before you plan a separate room of this size, you should definitely try furnishing it somewhat realistically. Then you'll see whether the separation even makes sense.

The furnishing of the bathroom on the upper floor is, to put it mildly, interesting. And then the bathtub directly under the slope... I don't know how tall you are, but normally you wouldn't plan something like that with a standard knee wall. The children's rooms aren't that small, but due to the angles, I find them quite difficult to furnish.

So I would put this floor plan in the recycling bin and start over. Consider whether you should consult an architect independent of the construction company. Of course, that costs money, but then you won’t have to be annoyed for years later if something "doesn't fit." Also, the architect can give you tips you wouldn't think of yourself and that the construction company won't provide for their own benefit... and you don't build that often in life. :)

Thank you for the feedback.

The living room is actually only meant to be a retreat for watching TV and reading and not to be the central focus - therefore "relatively" small and separate.

At work, I also don't have the toilet right next to my workstation. That wouldn't be a deal breaker for me. For health reasons, it would even be best to install the printer in the niche of the cloakroom.;)
