Aha (?) – you can recognize routine in buildable dimensions; but you can also see indecision about whether to orient to the eighth-meter grid or the tenth-meter grid. With aerated concrete that hardly matters, otherwise with solid construction eighth-meter is better, but even with aerated concrete you should decide whether to use modular blocks or not (nominal dimensions without or with joint consideration).
If the upstairs study is disposable space, it would also be of minor importance to me in the room arrangement. The bathroom is sloppy and unsuitable for natural sleepers: the floor-to-ceiling hallway window on the way there would honestly not be my architectural dream in frosted glass. And whether you want to please voyeurs on the way to the bathroom...
As a room divider, a fireplace is a nice useless price increaser. It certainly cannot create coziness when stuck in the corner like that (as seen from the dining table).
If the kitchen dimensions are not to your taste, with what specifications did the architect even set out?
I'll say:
1) You start and end the day in the bathroom. If the architectural experience there is not of higher quality than if you had just rinsed off with the garden hose, you might as well remain tenants.
2) If Aunt Trude really stays for three weeks and goes to bed early, you just move the tax folder elsewhere for a while and work on the laptop on the couch. You don’t need two rooms just for work and guests.
3) Whoever doesn’t just thaw but cooks spends some time in the kitchen. You have to like it there. And anyone who is supposed to help shouldn’t be in the way.
Windows in the garage wall are sometimes impossible due to fire protection regulations. Without a basement, you need the rest of the garage for storage anyway; for a workbench or easel where you would need light, it wouldn’t be enough anyway.
What does "increase the roof to at least 22°" mean – what is actually planned now?
Clutter under the stairs: I don’t see any, it would have to be bricked up, which spoils the look. Dog basket, nothing more.
