Critique of the floor plan design of a farmhouse

It's only about 15 m anyway ;) .. and I just checked at my place. Even in my 66 sqm apartment, I have about 9 to just under 10 m from my kitchen corner to the WC... honestly, that has never bothered me.

Indeed, the views East and West are swapped.
The windows are a point I am currently working on. At the moment, I tend to prefer double-wing windows with a transom, without muntins. Furthermore, the floor-to-ceiling windows to the terrace should be taller.

At the entrance to the master bathroom, the S-curve that one has to walk bothers me.

The furnishing is approximate but does not correspond 1:1 to our furniture.

Regarding the stove, I imagine a plastered version. There would be too little space between the windows. Top left would be an alternative. At the current location, the stove bench is attached to the dining table. Would that be practical, or would people at the dining table get scorched? The stove was previously intended as a boundary to the living room (where the drywall is now).

The long way to the toilet was also a topic. We came to the same conclusion as kbt09. It is not a house of short distances -)

Does anyone have any ideas for the kitchen design? Currently, one can see fully into the kitchen and onto the storage surfaces from the living and dining room. I want to avoid that.

Why the desire for different building materials and what is it supposed to achieve?


I would guess EUR 370 *only* for the house construction as a plaster building, without painting work, floor coverings, garage, outdoor facilities and extras. The estimated price also does not include a brine water heat pump, but an air-water heat pump instead. Your "minimum" in my opinion only comes close if you have enough reserves beyond that in the background ;)

The mix of building materials arose from the fact that oak beams from a half-timbered house are to be used in the barn. According to the architect, the barn as a timber frame structure is comparatively more affordable than solid construction if a wooden structure is being installed anyway. To be honest, I never questioned that either.

In your experience, what is a realistic price for the project?

I would add another door from the utility room to the kitchen, short distances ;) And yes: you can't withstand the heat one meter in front of a fireplace. Also, things would scorch in this area.

You will never be able to completely avoid it from the dining area unless you insert partition walls everywhere. But that somehow contradicts the open concept.

Regarding the fireplace ... I saved your PDF as a JPG so you can see the things more directly:



Currently, I basically see the chimney shaft between the kitchen and dining area, right? I actually consider it to be "butt-glowing" there.

In the living area, there is even less space at the top left of the plan than between the windows. You can still move the windows a bit.

Ideally, I would place the stove somewhere between the living and dining area, but not too close to the seating area... although of course the question is what type of stove one should imagine there. Can you name examples, preferably so that they can be quickly found on Google by their terms? (because direct links are not allowed here).
