Financing for new construction: realistic or rather wishful thinking?

Should I start calculating operating costs because of 20 euros? Prager91’s calculation is already missing a maintenance reserve.

A heat pump is calculated with a lifespan of 15 years. If I build reserves for a replacement, that is about 100 euros per month. Just for the HP. I would already set aside 300 euros per month as reserves. 500 euros for craftsman costs for a small repair is no longer much money today.

What about maintenance costs? You don’t have any. Sure. Chimney sweep? You don’t need one. Also clear.

60 euros insurance. What kind of insurance is that? A normal residential building insurance with elemental damage and photovoltaics, glass, backflow, etc.? Or is it an insurance where everyone shouts for state aid in case of damage? For example, I don’t have the cheapest insurance but one that actually pays out if there is damage. Elemental, etc., all included. I live by a small river. You never know what might come. It is very nice because it marks the boundary of the property but also makes the insurance a bit more expensive. And yes, flood is insured with me.

I also did household contents insurance. That costs me about 100 euros per month. I have more property tax. 150 euros for electricity including heating is also rather conservative. Only possible with a photovoltaic system. I am not a power saver and also prefer to have it warm in the house. That just costs a bit more. If that bothers me, I move into a small 2-room apartment. You can save there.

But we don’t need to talk about that, costs naturally vary regionally. I pay 70 percent more for water here in Saxony-Anhalt than in Munich. And also more for wastewater.

And if you have less than 1000 euros operating costs today, it can already be that much in a few years. I prefer to calculate more rather than less.

Overall, for many everything is tight.

For our vacation, I always plan 2000 euros for 2 weeks in Croatia. That included travel costs, a holiday apartment directly by the sea, and eating out every day, etc.

Today I need 4000 euros for exactly the same vacation. But every year I simply don’t want to spend that amount. I’d rather build a heated pool in the garden and stay home for 2-3 years. That is no problem either.

However, it becomes a problem with exploding living costs and a loan installment beyond good and evil.

With 100€ maintenance reserve, you're already doing quite well — corresponds currently to the "norm" for a 120sqm house.

Regarding insurance, I set 60€ per month — which means 720€ per year.

We live in Baden-Württemberg in an earthquake area, which makes our residential building insurance with a reputable insurer significantly more expensive than in 80% of the areas in Germany. We pay 520€ per year for this and don't have to give up anything. For our contents insurance, we pay 150€ per year. No idea what kind of contents insurance you pay 100€ per MONTH for?
Additionally, I included glass insurance with 50€ per month. So the amounts are 100% realistic.

150€ electricity including heating with photovoltaic system — is correct. But it almost balances out when I calculate it for a 120sqm living space since we don't have a storage system and thus feed most of the electricity into the grid. So the amount is realistic for today's times as well.

Water costs can certainly vary depending on the region — agreed. However, I have already set our costs quite high at over 600€ per year for our circumstances. Yes, it's really cheap in Baden-Württemberg. You can add another 20€ per month; then it fits.

Everything you talk about here regarding vacation, etc., is nonsense — this is about setting the monthly operating costs. If he sets them including maintenance reserve (which are not operating costs — but let's just accept that), he definitely gets by well with 600€.

At 1,000€, you're simply exaggerating completely. Calculating like that is simply not possible; otherwise no one could afford a house today.

I am also a fan of a buffer... But what you calculate here is absolutely unrealistic.

These are not operating costs. And a maintenance reserve for a new building is not needed for many years (in 99.5% of cases nothing happens for 10-20 years – at most if you want to, but not necessary).

... I will need about 5,000€ for a new heat pump after 15 years. Luckily, it is only unscrewed and screwed back on. Everything else remains unchanged.

That is about 7,000-7,500 kWh electricity. Let’s assume 3,000 kWh for the heat pump and another 4,500 kWh for the household. Then you are already a small major consumer.
Adding income from photovoltaics? Then you have an e-car, because otherwise you wouldn’t need the electricity.

Do a survey on who actually has or had 1,000€ operating costs for the house. I would find that interesting. And then come back and say “Sorry, I got carried away.”

Then please do that also for salary development. Because otherwise you are just calculating yourself into ruin.

It’s a pity that you come up again with poor arguments.

My salary has unfortunately not increased since I changed employers 5 years ago. Zero.

The replacement of a normal shut-off valve by a specialist company recently cost me 500 euros. It's manageable with 100 euros saved per month.

Sure, 1000 euros is quite high. But it has become a reality for many. Not everyone has a heat pump with a photovoltaic system. 300 euros for electricity and 300 euros for gas per month has now become a reality for many homeowners.
