What is included in the house price? That is a house cost of under 2000 euros per sqm. Is there still a budget for outdoor facilities, carport/garage, etc.?

It is relatively difficult. Currently, we live right in the middle and very cheaply, but as soon as there is a child, we would have too little space. At the moment, you only get relatively old apartments or they are similarly expensive. Personally, I had come to terms with renting for a long time. The idea of building came rather when we "won the land lottery" . My commute would be about the same length, but much faster because I wouldn’t have to go through the city center anymore (the main roads in the city are simply broken and overcrowded at important times, there are hardly any "detour routes"). Theoretically, we have a building plot at my parents' place, but understandably, she does not want to go there. Some equity capital is additionally available, but not initially planned for the house construction, or rather planned for in case the buffer is not sufficient. Carport and paving were included in the offer, the rest will be lawn and hedge for which a buffer was planned. The kitchen is budgeted at around 10k, for example. We had an offer from a construction company that builds turnkey and has a rather high standard, and it was just at 2000€ per m². This is a low-wage area after all . According to Interhyp, our house is an average price for the region in terms of costs.

So I think, for example, the €1000 installment in relation to income is fine. What would rather give me some concern is the high amount of debt. We need just under €310,000 (0.89% p.a. over 20 years). If I had needed €380,000 there now, I would have given up on building. I would try to reduce the living space a bit to 150 sqm.

And just like that, one could turn a tight and possibly risky situation into comfortable financing with a buffer and maybe even afford a nice garage or blinds... Well, every path has its disadvantages.

Yes, plus several kilometers of driving, more vehicles needed and the "psychological" strain . And hey, the blinds are included .
