What type of construction and provider is it? Which efficiency house status?


What is included in the 140 TEUR?


What exactly is included in this item?

Can you start building immediately after the allocation? Has the external development (sewer / water / electricity / gas / roads / compensation areas / playgrounds / etc.) already been settled? If not, there could be many surprises here. If the basics are not yet completed, the building plots are often not released. The last point: Between signing the prefabricated house contract and the "start of construction," i.e., the erection of the house, often 12 months pass (they are often fully booked). Have you taken all this into account? Including double burdens, standby interest, etc.?

I may have written it a bit poorly.
So
House total with own contribution 170,000
Land with additional costs 100,000
Additional construction costs 22,000 (includes all of the following)
- Documents for building application 1,500
- Building application 1,000
- Soil survey 1,500
- Cadastral office 2,000
- Construction electricity + construction water 1,000
- Connection costs 8,000
- Outdoor facilities 8,000
and buffer 8,000
thus total 300,000

The outdoor area with 8,000 euros is only for materials, it will be done as self-labor.

We build turnkey, windows and doors are included.

The house will be a Massivhaus and Kfw 70.

Planned for self-labor materials is approx.
9,000 for electrical (my husband is doing it himself)
18,000 for plumbing and heating (my dad is doing it - has his own company)
2,000 laminate
1,000 painting

In the 140,000 euros, everything is included except the 4 trades we have taken out for self-labor.

After the award, construction can start immediately, the individual plots are already surveyed, the connections are on the property, and the roads are filled with sand.

What about earthworks and the base slab?
By the way, for me it is 1500+1000+1500+2000+1000+8000+8000 = 23,000

that is not the case... even though turnkey is not a defined term, it does not mean that you build without electrical work and whatnot. You are building an almost-finished house ;)

And yes: You not only expressed yourself incorrectly, you also changed 23000 to 22000 :)
Without the faux-pas, we probably would have noticed. So again from the very beginning and a felt deletion of the last pages:

Earthworks are completely missing and outdoor facilities are not incidental construction costs.

I would like to refer again to #7 from me!



Even with cheap laminate, 2000 will not be enough. (unless it costs €7/m)



only paint or wallpaper as well?

is another helpful link on the subject of incidental construction costs, additionally I can say that one has to live with double burden (rent and loan) for a few months, especially for EL these last longer.
