Good day. I have been browsing this forum for some time. My wife and I have been comparing offers from prefabricated house manufacturers, architects, and general contractors for almost half a year. Now my wife happened to come across a very nearby company called Raux.

When we looked at the houses and the supposed prices, I somehow got suspicious (very cheap). Here is the construction and service description. Does this add up or would one end up paying extra later?

Price including basement without painting and flooring work: €198,000

Can that really be true?

Good morning,

That is so hard to say, but maybe I also overlooked it. How large is the floor area? You also have to consider that this is an [Energieeinsparverordnung] house and not a Kfw-classified house. If you could write a bit more information about your ideas, I can say more.

at this price/performance ratio, all alarm bells should go off ... at least yours are already blinking!

You have to assume that such cheap "bait offers" can only come about by leaving out information - in this case: performance. Since you - according to your own statement - have been searching and comparing for a while - the realistic price for your preferred single-family house should already be known to you ;)

Sorry for only replying now, but after creating the topics I couldn't open any more.

So the "numbers" I have for the house are the following:

Living area: 125.70 m²
Ground floor: 69.40 m²
Attic: 56.31 m²
Roof pitch: 25°
Knee wall: 1.75 m

We have an appointment next Thursday with the head of the company for an informational meeting. Only then can I provide further data (dimensions, etc.).

In the meantime, we have been able to find a few families who have built with this company and are all satisfied. (Yes, we live in the countryside, so everyone always knows someone who knows who built with whom :D)

However, everyone has also said that the "advertised price" could not be maintained because some things are below today's standards? (e.g. no triple-glazed windows, etc.) BUT: the additional costs were all in the range of €20,000 - €30,000. (So it would still always be around €230,000).

As I said, we have meanwhile listened to many representatives, as well as architects, who all quoted prices between €250,000 and €320,000 just for the house (our specification was always about 130 m² with a basement, but the basement only as storage space for heating technology, garden tools, etc., so no office or similar).

What can be said qualitatively about sand-lime stone panel elements (30 cm thick according to plan and statics)? These are used and I can’t make head or tail of it (I’m a nurse and not a mason, sorry).

What does the construction service description say? Which insulation, interior walls, interior walls in the attic, plaster? KS 30 cm thick I find already somewhat excessive.

Here is an excerpt from the construction service description

1. Masonry work on the ground floor and attic The clear raw construction height on the ground floor is 2.635m, attic knee wall height according to plan. The exterior walls are constructed with calcium silicate plane elements, thickness 17.5cm or according to plan and structural engineering. Load-bearing interior walls are constructed with calcium silicate plane elements, thickness 17.5cm. Non-load-bearing walls are made of 10cm aerated concrete. All walls are produced without plaster.

2. Ceiling and ground floor staircase The ceiling above the ground floor and collar beam ceiling above the attic (if present) will be executed as a solid ceiling (panel element ceiling) in reinforced concrete construction, according to static requirements. The edge formwork of the ceiling is done with formwork elements. Staircase from ground floor to attic as reinforced concrete staircase according to plan and structural engineering.

8. Interior plaster Interior plastering by specialist company on the walls in the ground floor, attic and stairwell in the basement as smooth gypsum plaster. The undersides of the reinforced concrete stairs are finished ready for painting by plastering (= painting work). Basement rooms in calcium silicate masonry will have joints plastered (= painting work). Bathroom walls are skimmed with tile adhesive (= tiling work).

9. Full thermal insulation system (residential building) From top edge of the basement or floor slab. The exterior masonry receives a mineral fine plaster on base plaster with 10cm full thermal insulation boards (WLG 0.35) according to the energy saving ordinance. A felted base plaster is applied (without final coating). Structure: calcium silicate large block stones, polystyrene insulation boards (according to thermal protection ordinance) and smoothing with mesh fabric and white mineral top plaster as panel plaster with 3mm grain. Roof overhangs are painted white again after completion of the exterior plaster.
