First place is KB Brandis from Jüterbog. I am still waiting for the offer. The first conversation was the most pleasant so far.

I think I would have to decide by coin toss, they both make almost equally good impressions on me. In any case, I think you won't make a bad choice in either case.

Think as well. Although first place offers a better package. Since they also take care of everything. Also the house connections, etc. It probably depends in the end on:
a) the price/performance
b) as is usually the case, on the boss (wife)

from, we are looking for a construction company, so far,
you have made a huge step.
If both companies are good, let the boss decide,
you will need the advantage several more times during the construction phase

Today, my wife and I went to the currently 3rd place holder. Märkische Landhäuser in Ludwigsfelde. A very good "non-salesperson." Doesn't try to push anything on anyone and doesn't speak badly about other companies either. We really liked it. The first price was €267,000 (incl. 19% VAT) for:
- 146 sqm bungalow (incl. covered terrace)
- brine-water heat pump (deep drilling)
- electric shutters
- 25-degree hipped roof
- lift-and-slide door in the living room
- construction road included
- multi-utility house entry included
- bitumen membrane included

He will expand his calculation to include:
- controlled residential ventilation
- entrance area nicely done
- solid ceiling
- prefabricated garage with attic roof

A question about the solid ceiling in a bungalow. The managing director said it is worth it for three reasons:
- thermal insulation
- cold protection
- sound insulation

What do you say to that?

Sounds good, we have a wooden beam ceiling with insulation and drywall, U-value 0.2. For a concrete ceiling, insulation is still needed, or a bunker with a very thick ceiling. However, soundproofing should be better. I would have chosen a concrete ceiling only with higher load-bearing capacity of the walls, to be able to add an extra floor. But we don’t need that.
