Budget as a reserve is good, for kitchen, bathrooms, sauna, etc. we were able to extend up to the path and fence system, please check your main wishes and the solution once more, if it is perfect then. We then joined the Bauherren-Schutzbund and had the offered house contract reviewed and amended before signing, it was worth it because of withholdings, payment plan, warranty clauses, etc. much success going forward

Did you have the review done through the BHB? Could you still negotiate on the price?

yes client.. poo... boo...
Supervisor chosen on the internet according to the posted descriptions, short distance, damage assessor, over 50.
1/2 hour conversation with us, fit, hired. He supervised us until the final acceptance and was worth real money to us as laymen. Before signing the contract, 2 hours with the lawyer for review and improvement.
no better price, but the offer period was extended

Whether that’s a good thing depends on what it was spent on: if it went on equipment or more space, that’s less good than if it was due to honestly including additional costs aka "not sugarcoating."

If you understand the site conditions (layout including topography) as a gift, a building with individual charm usually results without dogmatic installation of certain flashy details. And especially with bay windows and brick cladding, the (overall) dose makes the poison. An insalata mista of "accents" quickly turns into McMansion hell.

I do appreciate recognition for my age group, but I also know some very competent professionals under 40.

Age was not a main criterion, but competence and handling of the [Bauleistungsbeschreibung] showed us the professional. Every construction worker during the construction phase told us, yes we know, here everything is carefully checked. This led to high-quality execution and impressive conversations between the site manager and the [Bauherren-Schutzbund] advisor; we stood there like fools and learned. In the end, our construction was praised by both as very well executed. Our exchange of 3xxT€ for a house worked out great for us.

I find this the most important thing about a construction supervisor: that he is not seen by the workers as "here comes the blabbermouth with the standards book under his arm," but that he can also demonstrate some of what he talks about.
