Please, please do not ventilate at all for the first 3-4 days! After the screed installation, it always becomes unbearable inside the house. The reason is the chemical reaction during setting. The water that condenses is not only the water from mixing but also a reaction product during setting. And this lasts for 28 days with cement screed. When the screed has been inside for a week, ventilate by fully opening the windows twice a day. No tilt position of the windows!!!!! Additionally, wipe the windows and frames with a sponge cloth or something similar to get the moisture out. Why it is so pronounced in one room, I cannot say, as I do not know the building. I do not know a ventilation protocol. There is the heating protocol. The shown photos are completely normal. Wipe, ventilate. Spray gypsum board with anti-mold spray so it does not get worse.

Thank you very much for the tips. The screed has been in place since December 16, 2019. So far, no ventilation has taken place because there are no window handles yet. Does the builder have to regulate the ventilation, or is it personal responsibility? Can the existing mold infestation be recorded as a defect and can one insist on a complete replacement?

Then it's about time. Due to the extreme humidity, the drywall panels also warp. Legally responsible is the developer. But that rarely works. So do it yourself, it is your home after all. At least then you know it’s done. Report the mold as a defect in writing. Spray it yourself before it’s too late. The developer will not tear anything out, which will lead to legal disputes, expert opinions, and things you don’t need. This is the faster way. Claim a reduction in value during the final acceptance. In which federal state are you building?

If it really is a property developer, then it is surprising that you are allowed into the house. If not, building a house also involves some personal responsibility. After at the latest one week, one should have thoroughly aired out in the morning and evening at minimum. One probably has a window handle.
