I would reduce to 140sqm just because of the budget. With two children's rooms it's completely sufficient, then you don't need a ballroom-sized bathroom either. The stairs don't fit. Otherwise quite good.

I don't even know where to start. You should build on the seed of self-awareness from the last sentence. I still see you first looking for a capable architect, not a construction company. Ask marriage counselors and divorce lawyers how advisable it is to present the bride with a completed house plan.

Uh, I hadn’t even noticed that. Yes, that will cause trouble, the nesting instinct will be massively suppressed if the nest is already there.

That was also my first thought. I already find it quite critical to build without having children yet.

I know the constellation of the original poster in three variants:

- The woman never showed up, let alone the children. The completely finished house stands empty and the builder still lives with his mother.

- The woman came, but after the first child was done with the subject and the remaining children's rooms are superfluous. The couple is soon building a new house.

- and now here’s the thing: we have almost exactly such a floor plan as the original poster’s that we once viewed during our house search, only the staircase was a bit different. The young man hooked up with an architect who couldn’t bear living in such a house and urgently wanted to build a new one. And a nice one at that.

So first of all, congratulations on the building plot. Do you have a development obligation? If not, I would also let the topic rest a bit longer. Most women I know want to create something together when building a house and not move into a finished place that usually still screams "bachelor." I also think that as a couple you can grow together through such a big project. It's simply an emotional topic as well :)
