My God, a few buckets of paint, new furniture, and a thick skin, then the woman will move in. This is a decision of the OP and none of our business.

Just take a standard floor plan from the many house building companies. What you want is offered by every company multiple times in their portfolio. Make sure you accommodate your needs and the rest is standard.
