Draft/Expose for a single-family house as an urban villa

Hello everyone,

I have been a silent reader for a long time. Now I would still be interested in your opinion on our floor plan. We are currently working with a general contractor to advance the planning. The development of the property is already underway.

Here are the general things:

Bebauungsplan/Einschränkungen
Size of the property: 762 sqm plus green area (approx. 437 sqm)
Slope: -
Floor area ratio: 0.3
Plot ratio: 2
Building window, building line and boundary: 19 x 12 m
Number of floors: 2 full floors
Roof shape: pyramid roof
Style: city villa
Orientation: living room almost exactly to the west (maybe it could be called southwest orientation?)
Maximum heights/limitations: TH 6.80

Hausentwurf
Who designed the plan:
- Planner of a construction company, who will also be the construction manager afterwards

Currently we are waiting for the first offer for the implementation - we want to build turnkey. So far, "only" painting and flooring are planned as own contribution.

What do you think of the floor plan and do you perhaps have any recommendations or tips?

Attached is a PDF with the views and floor plans, as well as a cut-out JPG as a site plan. Our property would be 5.02.

At first glance, quite nice.
Seems to me more like a catalog draft.
The window in the bedroom is a joke ;)
I would completely remove the windbreak, also the wall to the stairs. Shorten the WC.
Possibly mirror the entire ground floor so that the kitchen has an exit to the garden. I would access the pantry from the hallway, then you gain valuable space in the kitchen for tall cabinets.

Edit: I would definitely mirror and place the utility room and WC towards the carport.

Hello Tom,

I find [Grundstück] sensible and good. In favor of a bit more "generosity," I would do without the entrance area on the ground floor and install a large sliding door between the kitchen and dining area. On the upper floor, if possible, I would do without the office in favor of a slightly larger bathroom and bigger rooms (child 1, child 2, and parents).

Hello,

that was quick. Thanks already. This is not quite a catalog draft. But the general contractor actually has a few samples in a catalog.

I had also already considered leaving out the wall on the ground floor. But I am currently not sure about that since it is going to be a solid house. But I will definitely take that into account.
The tip about the pantry being "accessible" from the outside is great and I will definitely ask about it. I can't really imagine right now how that should work under the wooden stairs or what it would look like from the outside.

The window in the bedroom? Hmm... Do you have any ideas for that?
In the end, I don't find that so bad – the bedroom is for sleeping ;)

Regarding mirroring, I am more concerned that the utility room (it's not so bad there) or the guest bathroom might become too dark.

I need the office upstairs because I have one fixed home office day per week.

I am grateful for further suggestions.

Window in the bedroom not above the bed, but on the other exterior wall. Would probably also accept that the toilet has no window. Similarly, I would omit the windbreak partition. That makes the hallway feel more spacious. In the upstairs bathroom, I would reconsider whether there is a layout where the tall shower (walled-in?) is not placed right at the entrance.

I do not find the access to the children's rooms ideal. The utility room is very compact and involves endless walking to get laundry outside. I would change the bathroom layout. I find mirroring good - entrance closer to the car. Garage or carport? If the latter, make a windowed door (utility room) and a window (WC) facing it. Move the WC wall back, extend the wall to the stairs from the entrance side as a railing, remove the wall from the vestibule to the hallway - this was said already or something similar. Solid construction should not stand in the way of this. There are other spans.
