What sense would that have been supposed to make here?

More likely the opposite of free, if priced into the developer’s costs, because then it’s also subject to real estate transfer tax, and even with a “lucky find” is rather questionable.

Thank you very much for your answers.

What I can take away from this so far is that as first steps the property should be transferred into my ownership; the demolition can be entrusted in good conscience to a demolition company (several inquiries); to consult the city regarding development plans, regulations; and afterwards to get in touch with experts/ developers to simply get a feel for things. These are simply first steps that help me. And if I have further questions, I should not hesitate to ask here, thank you very much for that!

Construction contractor..not [Bauträger]! He would only be a [Bauträger] if he builds a house on his (!) land that you buy. If the land belongs to you, it is not a [Bauträger].

Run in parallel. We had indeed looked for and commissioned the demolition company, but the main contractor (house builder) submitted the demolition application and coordinated with the demolition contractor. Developer is house with land. I would do without an advisor who is not quite independent (whoever pays decides). I see more disadvantages than advantages. Much of what overwhelms you now is easy to solve. Take your first steps. Notary appointment Call building authority B’Plan Appointment with financial advisor Stroll through model home parks Dream, collect information, discuss tiles capsules with the missus. If you have questions, get in touch here. Have everything set. Create room planning Find demolition contractor Find main contractor Model home parks And then the whole thing gains momentum and runs

Note: Before taking any measures that cost money (unless you have enough of it), you should visit the building authority. What use is an expensively transferred piece of land with an expensive demolition if in the end you are only allowed to build a tiny hut that you don’t even want to live in.

After that, all other steps as mentioned by my predecessors.

Would also first clarify whether you are allowed to build on the property according to your ideas at all.
