Demolition is a trade (and area of expertise) in itself, usually it tends to be the opposite of cheaper when the builder is supposed to offer it as well. And conversely, finding a demolition contractor who is also fit as a builder ...? - forget it, we believe your amateur status even without such daring tests.


That conjures up a squaring of the circle in my mind, moreover by M. C. Escher: 60 sqm tiny; the plot so encompassing that the house can block access to the garden; yet there would still be space for a bigger house there – how does that work?

I would find a site manager who has an overview of everything and can coordinate it.

Build the house only on your plot

There are builder’s insurances, some general contractors include them.
Demolition by demolition companies

Budget: Combine income and equity and consult a loan broker.

Separate demolition and new construction
How the plot looks afterward? Very messy and the company that does earthworks and foundation/basement will have to do extra work.

Ask the building authority what is allowed to be built.

Remove heating from the shed. I also don't believe that is still allowed.

My wife and I recently built our house, which we are very satisfied with. At first, we also had many open questions and didn’t really know who could answer them. Fortunately, we had a stroke of luck. Through a colleague, we met a consultant who helped us determine the total budget, find the right developer, create the planning, and answer all legal building questions. In the end, he settled these services with the developer, since he had already taken on some tasks for the developer – so for us, it was even free. We would definitely do it that way anytime again and can only recommend it to everyone.

As already mentioned, first identify and separate the topic complexes, because the advice for each is provided elsewhere! At minimum, I see:

1) Transfer of ownership - Notary
2) Possible construction/loan amount - Financial intermediary
3) Everything related to construction - a specialist from this field who is familiar with construction management or project development and knows what needs to be considered there
