Hello construction expert,

Thank you for the detailed response.
The property is worth about 300,000 euros.
However, I would very much like to have a semi-detached house with separate entrances. If possible, there should be no point of contact between the parties, unless desired. This concerns both the orientation of the houses and the possibility of feeling separated.

Hi and thanks for the tip. That is already Schleswig Holstein. But I myself am from Hamburg. In Hamburg itself, building plots are almost no longer affordable... :-(

For half the price, you will never, ever be able to build a complete semi-detached house; not even in Hamburg, where construction prices are still comparatively reasonable at the moment.


If the plot is not divisible and the land registry office does not change its stance on this – you cannot force them – you will hardly have any other option than to divide it according to the WEG. Unless you buy the plot alone and build on it alone.

So you mean that you can't build a semi-detached house for 150,000 euros?

No; at least not of lasting value.

A semi-detached house half, approximately 130 sqm in size, costs you about EUR 180,000 in Hamburg on a slab foundation in the turnkey variant; without painting and floor coverings. Then there are the costs of demolishing the old property, incidental construction costs, possibly garage/carport as well as one or two extras. EUR 150,000 are therefore not sufficient.

Ok. Thanks for the info. I once ran it through a calculator and got a decent result. However, even with a basement (but without demolition). That actually shocks me a bit...
