Architect not GC!

Again, I think it’s great if this worked for you.

But you are lumping a lot together just as generally as you criticize it the other way around.

First of all, very few clients actually have the time to manage individual contracts.

Furthermore, you have no idea how much you saved compared to an architect.

You saved his fee, of course.

But do you know if you would have gotten the same prices through an architect?

You might have ended up with completely different craftsmen.

Maybe some things would have been done differently and possibly cheaper, without being of lower quality, because you simply didn’t know this execution variant.

Nothing against your research (which I would actually recommend for all construction variants), but you can’t make up for the overview and professional experience in half a year of internet research.

That doesn’t mean it was bad how you did it. I find that very admirable.

A direct comparison is very difficult, and to claim you saved 100,000 compared to an architect is simply not possible.

GC/CM might be possible.

But I know what I get on top for the same price. As listed initially. I even thought of more things we get on top for the same price. Since we have minor difficulties but no obvious construction defects, I don’t think the general contractor would have done it better.
I have to say that we have friends who regularly checked on our build.

I dare to doubt completely different craftsmen. I know the companies around here; we used our preferred companies everywhere. I am also comparing with two offers from general contractors that we had.

But you also mentioned architects and made a false claim (negotiation means the architect pockets it) Compared to general contractors that may be true, I don't know your offers. Don't know how rural you live, but if you live even remotely in a densely populated region, you can never know all craftsmen of all trades. Again, for you it certainly worked great and compared to general contractors the comparison may be better possible. Compared to architects you just don't know.

Correct. I can’t say that 100% about architects. I live very rurally. Are you an architect? Because otherwise I don’t understand why you’re upset.

You have a strange perception. Getting upset looks different.

Many people reading here are about to build a house. I just think it's fair not to leave them under the impression that, for example, an architect pockets the offer themselves.
