With the demolition I understand. At some point, there is nothing left to preserve.

You have monument protection that might say something. You have fire protection that, for example, throws a wrench in your plans with the windows. As your neighbor, I would go up in arms. Section 34. Rural area? Look for the way to the town hall. We involved the town hall very early back then, and they rolled out the "red carpet" for us. Building line, ridge direction, etc. Our house stands out from the rest.

Include more about the demolition. Inner-city with dense development is more difficult and more expensive. In addition, you have time pressure. Always assume the worst disposal class with the first offers.

Fortunately, the building is not at all under heritage protection. Windows on boundary lines are always difficult, so I immediately hired a friendly architect who is also (lives in an old school that he renovated himself and also owns several other older and newer properties) familiar with the topic. In addition, he is now affiliated with an architecture firm that collectively has even more experience. Initially, we exchange consulting services with each other, afterwards I just have to pay :oops: The right side is a play street, presumably a partial or full closure is possible, on the left is a green area or the neighbor’s carport, not nice but doable. At the back, only one meter to the neighboring building, it will be very tight with the excavation pit & scaffolding etc. No façade is even remotely compatible with the dimensions of the future building, especially since none of them are still in their original condition anyway. There are only internal "beauties" left that annoy me more than please me. §34 is rather OK than harmful. Surrounding new buildings (after demolition of the old structures) are also built in a closed construction style with 2 full floors plus attic floor. Opposite are similarly tall buildings, few old exceptions that will probably also disappear at some point.

Second conversation with the architect yielded the following: There is indeed an (ancient) development plan: 06/0.8 for closed development. That results in about 185m² on 231m² of land in the 2 full floors plus a penthouse floor of 60-??m². So not that far off from the desired 250m². Additionally, there is a basement that can be used as a supplier entrance, server room, and storage area, etc. If no office space is rented out to third parties, a favorable building class will likely result, which could eliminate accessibility and increased fire protection requirements.

I am supposed to "pull" the building file from the municipality next week and copy all relevant documents, and then I also have to check the register of encumbrances to see if anything is recorded there. Additionally, I am trying to acquire a "dumb" one-meter wide strip between me and the next neighbor towards the rear, which belongs to the neighbor on the other side (crazy plot shape…). This would comply with the required closed development and give me a few more square meters that would also allow a more favorable positioning of the building on the lot.

I just don’t see a "break-even" for the next 10 years with the estimated total volume :rolleyes:

The goal is to, for 10 years, maintain minimal repayment to "take advantage" of the 20% repayment bonus from the KfW and then sell the entire property as a "pension supplement." Since, if it goes quickly, something would stand there earliest in 2 years anyway, that would be my ideal scenario. 250m² at €10 cold rent, minus taxes, I would presumably (roughly calculated) have to top up €500 per month, which I actually didn’t want to do and which must be reviewed to see if a) the bank will agree and b) the desired return (with a bold glance into the crystal ball) will materialize…

... as you can see, nothing worth preserving. Gable with scaffolding during the renovation in 2008, is now floor/cover boarding with larch. "Big" side made by myself with overlapping boarding larch about a year later.

At that time, a new oil condensing boiler was also installed. Last 3000 liters filled, which only lasts about 1 year :mad:

On the right side of the house (when standing in front, at the back) a one-meter narrow passage that belongs to the neighbor on the left.
