Decision aid: special repayment or saving equity for a single-family house?

Sorry, I wouldn’t build a house just because of a home office if the apartment is otherwise sufficient. Is a home office really that essential for teachers??? I occasionally work from home with a laptop. I then sit in the kitchen at the kitchen table.

LOL. Teachers do not work "now and then" at home but daily. With significant effort on paper-based work materials, which also must sometimes be allowed to be left lying around. The only alternative to a study is a separate work apartment. I have actually considered that, but it fails with us due to the unavailability of suitable apartments and the lack of child-compatible working hours if they have to take place outside the home.

On the topic: if the apartment is going to be sold anyway, a specially amortized loan is the same as equity. So yes, pay down. If it is to be held as a rental property, the tax issue is interesting. One would have to look at that more closely then.

I also work daily and demanding. Magic word digital. Well, correcting work is then a lot of material. I saw that with my father-in-law who corrected the work in the living room and then put it away. You can also exaggerate it. Can't you correct at school?

At my approximately 40 cm table, which isn't even permanently mine? In the staff room, where about 100 colleagues partly chat or plan things together? No. At most schools, there simply are no workspaces that deserve the name. Digital sounds so nice, but in schools it is not necessarily feasible. Often, there is already a lack of comprehensive internet access from every room. Apart from that, students work with books, which means, conversely, that teachers do too.

My wife is also a teacher, so a study is simply a must.

And for your daily, demanding work, are you satisfied with a place in the coffee kitchen that has to be cleared several times a day? Or do you maybe have a desk with a computer, phone, and everything for that? You only do home office in the kitchen now and then.
