Cutting out the house roof in the garage area - experiences

Good morning

Just imagine the garage a bit higher as shown in the drawing. The gutter then doesn’t run over the garage, but up to the garage. Where there is no gutter now, the rainwater runs from the house onto the garage roof. The contractor saves some gutter there. Additionally, there is some plumbing work required at the transitions. So far, basically no major problems.

I also don’t understand how that could have happened. I will nail down the GC for an answer today.



Floor height of 2.75 fits.



I can’t nicely imagine that (to put it mildly).



If it were only as you described, it would be only half as bad. But since the GC spoke of notching out from the house roof, I suspect it is more like 11ant described.

Finally reached the GU. The knee wall of 25cm is missing! It was still included in the drawing for the building permit, but not in his execution plans. My response was simply that I don't care what plans he still has, we signed off with 25cm. He just said now that he can't tear down the whole roof again. However, we are not satisfied with the emergency solution just because they forgot the knee wall in the execution plan. I guess we will hardly make any progress without a lawyer :-(

Phew, quite something. First, take a deep breath and let it sink in over the weekend.

Will the contractor get back next week with suggestions on how he now wants to solve the problem? Or does he consider all of this unavoidable?

Have you approved/signed the execution plans in any form?

We have an appointment on Monday. But to be honest, I want to have it resolved before the weekend. Otherwise, I can’t find peace... I’m really stressed. He considers it unavoidable. In his opinion, we would have had problems with the height anyway because we are using a swing gate. But that was clear to him from the beginning as well. He said sectional doors are always shown in the drawing. We have not approved the execution plans and have never seen them. We only saw and signed the plans for the building application.

Not "can" - must. The lawyer’s fee should be well invested.

In other words: if the house and garage had come from the same source, the botch job would only have been noticed later. He must have known this already when he advised to wait with the garage construction. Hopefully, you have documented this hint from him (and the timing), that will make it easier for the lawyer to appeal to the contractor’s reason.

Again, I can’t follow him on that.
