Well, unfortunately your ideas are far from reality. Without significant own contributions, prices under 3,000 €/sqm have simply become very rare / impossible. Additional costs and extras such as the garage are added to that. If you find someone who builds that for 500k, please let us know. He can then also stop by us.

Which one exactly do you mean? : 570k for the house is possible, of course much smaller; 30k garage as DIY; 20k for electricity/gas/water/ITC and the paving between the sidewalk and the front door is doable; 30k landscaping ... I’m curious what that is supposed to cover. 500k "all included" (as the kebab guy says), well, let’s put it this way: obviously not, but you can work with it. Namely, use it as a rightsizing factor. By that I mean, compare the rough estimate (sum 570+30+20+30=650) with the desired amount (500k) and apply it to the size. 170 to 180 sqm x 500/650 would then be 130 to 138 sqm – an approach to reality not completely achieved, but a first step.

Here is a commonly chosen example. For Town & Country the Lichthaus 152 with 164 sqm of living and usable space. Since you did not specify a building location (at least I did not read it), I took the expensive? area Stuttgart with the postal code 70173 and a price starting from €330,550. Gable roof and solid construction. I would know better how to "sink" the 240K.

Or the Alto 650 from Heinz von Heiden with a "starting from" price of about 317K and 173 sqm.

Damn, why can't you edit anymore after a few minutes. Heinz von Heiden has heat pumps with [Photovoltaik] as standard. Although I would say to install [Photovoltaik] yourself and cover the entire roof.

The "problem" is the AB. Yes, a cheaper entry price in the basic equipment (€2,100/sqm) and explicitly not turnkey. There are always quite a few additional wishes - and you unfortunately have to buy floors/walls etc. on top, because you won't want to live just on the screed (e.g. almost 150sqm of tiles/parquet and several hundred sqm of wall coverings/ceilings will be in the mid five-figure range).

I already have a catalog from Viebrockhaus here, but the prices range from 250,000 up to "there is no limit upwards." However, we would basically prefer to build with a local provider and companies. As I said, we still have talks and there will definitely be more until a decision is made. Probably most people have to make some compromises when it comes to their wishes and requirements. It's also not about us no longer being able or willing to afford something. What is important to us is to get something appropriate for the price we ultimately pay. It is difficult, especially at the beginning, to estimate what a realistic and fair price is. We live in a "village" in Hesse, and I would not assume that it is one of the "more expensive" areas.
