Since I received valuable tips here during our construction phase and can for once contribute something myself:

We started building in July 2023 and just recently moved in.

136 sqm, gable roof, heat pump, photovoltaic system (no storage), double carport, patio roof, outdoor area initially only fence + lawn.
Construction costs including incidental building costs (without land/property transfer tax): approx. €390,000

Standard equipment - no own contribution.

I would be interested to know exactly what was built. We are currently also weighing the options. It is supposed to be a 140-150 m2 single-family house with a basement and double garage. We have had a prefab house offered, turnkey with complete interior fittings. If I add the incidental building costs here, we are at €800,000 (without land).

We would prefer an architect-designed house, what somewhat scares me are the 12.5% fees + approx. €25,000 incidental building costs. That is €120,000 alone to the architect.

I am surprised that apparently houses are still being built for €500,000. There is hardly enough that can be cut to get there. Including land, I am planning on one million (without golden faucets).

The basement is indeed quite a chunk, with additional earthwork costs of about 150,000. But the plot is not too large and has a slight slope.

130m2 is already very small, a room for building services has to be taken away and you still need storage space somewhere. We don't have an attic available; it is supposed to be a flat or shed roof.
