Cost opinion on planned single-family house

Everything that goes beyond the contract (construction service description). 4 additional preparations for outdoor lamps, 6 additional sockets in the kitchen, two-way switches here and there, panic switch. Thermostat in the shower, build pedestals, pedestal in front of the washbasin, additional charge for tiles, baseboards made of tiles and so on and so forth. All of this will be agreed upon with the craftsmen according to our wishes and the additional charge will be settled against the construction service description.

You only have 3 buckets of white paint?
How big is the house? When I moved in, I used 12*12L of paint with the cat for all the walls and ceilings... + then all the other colors...

No, we've spent 5 days so far... we're just getting started and buy new paint every 3 days :)
So, I was talking about 2-3 rooms, right? It’s going further, but I can’t look into a crystal ball. Maybe even 4 times as much?

On the topic of reserves, I have to admit that I only planned a reserve of €3,000 for any potential additional startup expenses (neighbors all had no problems with the founding, so I assume the normal case). Furthermore, I have planned €5,000 reserves for possible adjustments during the construction phase.

I think it is too little! What are your experiences?

It is clearly too little. Depending on the builder, you should reckon with 10-20% of the house price. For the cheaper ones, rather more; for the reputable ones, perhaps somewhat less. I have planned a reserve of €25,000, but hope not to have to use it fully due to good planning.

Also think about things that come after construction: final survey, chimney inspection, bank appraiser, etc. There are always people coming who want money that was not planned for in advance. Even all the various official fees quickly add up to four-figure amounts.
