Cost opinion on planned single-family house

Wow, the reserves are indeed too tight. For example, we have already paid around €5,000 in fees so far (not finished yet). This does not include the preparation of the building application or the structural engineering. Only notaries, state treasuries, permits, and other bureaucratic nonsense. And that's just the fees. But I don't see it as so dramatic if not everything is perfect upon completion. The perfect interior finishing can also be done gradually. In any case, I wouldn't start if there aren't about €260,000 available.

Are both showers completely open or are there doors for them as well? Costs for waterproof coating of the shower walls? Corner strips for tiles made of plastic or stainless steel? Mosaic tiles? Border? .... Painting work will be more expensive; textured plaster should be painted because it looks shitty when tinted. If you want to stick to your budget, you have to make significant compromises on quality. Alternatively, increase the budget significantly.

Hello,

both showers are open without doors, the waterproofing will be done by the contractor. Corner strips have not been fully planned yet and will now be planned. No mosaic tiles, regular tiles with slope, and we do not want a border either. The bathrooms are not completely tiled around the walls but only behind the sanitary fixtures.

Of course it’s possible... we did that too and signed in Jan13. Two weeks later we added shutters, so item 31 was added accordingly. The garage is supposed to get a sectional door? Item 32 was added. And so on. The other items stayed.

Only we have to pay the electrician, plumber, and tiler for the extra services... and we’re already over 15,000 :cool:

Still: plaster and wallpaper should/must be painted, otherwise it looks shabby (we have now/today reached the third bucket of white paint... 180 €, and no end in sight... not to mention the dozens of colorful paint buckets ;)) ...

Good morning,

what exactly do you mean here by additional services? Weren't the costs included in the contract from the start?

Regarding wallpaper painting, I have to disagree with you. I have now completed my third move with renovation and have always hung white or colored non-woven wallpapers and have never had to paint a strip. However, if you use woodchip wallpaper, I absolutely agree with you.

Special services are never part of the contract at the GÜ... these are exactly the kinds of things where most of the money is made... just like extras when buying a car...

More sockets, different doors, etc.

You only have 3 buckets of white paint? How big is the house? When I moved in, I used 12*12L of paint with the cat for all the walls and ceilings...+ then all the other paint...
