Hello,

insulated floor slab is included. Drainage? Inside the house or the connection to the sewer? That would already involve some of the earthworks.

The price sounds very ambitious but quite feasible.

14,000 € for sanitary fixtures, tiling work, window sills (inside), painting and wallpapering work, and floor coverings should be sufficient if everything is purchased and installed/processed by oneself.

Hello,

yes, the earthworks including 45cm sand slab are included in the price. The floor slab with 6cm perimeter insulation is also included.

The drainage is complete with earthworks and connection to the sewer located in the street.

The window sills are only to be done inside as own work.

The soil survey is still pending, however, there is a soil survey from the development company indicating a "normal" subsoil. All other houses in the new development area were built with normal foundations without further measures. In case of emergency, however, there are reserves.

okay now I would advise you to have the contract reviewed by an independent construction law attorney or expert.

If all of that is "in there," your price is unrealistically low

Would you trust a statement from an anonymous forum member? Find someone nearby and then pay those few euros. Or wait to see if Bauexperte responds here... She might also have a tip for you on where to find a suitable person. We also built this year... we were offered 140 sqm without walls and floor coverings for €195,000. Then there were €40,000 additional construction costs, another €25,000 for sanitary and tiling work, and some minor floor plan adjustments, etc... it adds up.
