My project: to bring a dilapidated old building into a rentable condition. The main focus is on the question of what financial effort would be expected. Four major renovations: electrical wiring, water pipes, central heating pipes, and interior cosmetic work. The house was built in the early 1950s, 1 1/2 stories with a pitched roof, has 11 rooms with a total of nearly 200 m², attic conversion and basement.
- Electrical wiring: mostly still two-wire cables // fuse box with fuse links
- Water pipes: one water pipe from the basement to the first floor, one up to the attic
- Central heating pipes made of thick pipes, one had already burst: from the basement, a riser pipe runs up each of the 4 house walls, two up to the attic
- Cosmetic work: painting of walls and ceilings in all rooms, in some cases possibly plastering of walls beforehand. New floor coverings, the living room has old wood parquet. Whether it can be preserved with reworking is still questionable.
Own work in the area of electrical wiring and pipes is possible, such as chasing work in the walls and laying electrical cables, for the water pipes corresponding chasing work and removal of old pipes. With what costs should be expected for craftsman services and materials? A simple list or overview of these costs would help me a lot to assess whether I can handle the project.
