You won’t get THAT for EUR 200,000 either; for 140 sqm living space _without_ clinker, it’s already at EUR 200,000. I know that quite well because we are currently building that with 2 Frisian gables.

As for the architect, you need a creative mind who also keeps an eye on the budget; in my experience, a rare species among architects – at least among those I have dealt with over the years, and there have been quite a few.

And regarding the cladding – you should erase that from your mind with the targeted budget and instead set accents with paint; my humble opinion.

Hello,


275 TEUR minus 50 land including GEW/notary minus 30 TEUR ancillary building costs = 195 TEUR for the house. WITHOUT reserves for garage, kitchen or more elaborate sanitary equipment or other small extras

A plot of land is, for example, 24m x 17m; another 18m * 22m and yet another (for tent roofs) 25m * 18m and also for shed roofs 24m * 19m

The house is to be for parents and 2 children. So a total of 4 people. The architect could or would not tell us whether, for example, a tent roof would be cheaper than a gable roof.

Hmm, a shed roof is also in the running

So I have €50,000 for the land
€30,000 for incidental costs (I find that a lot, what is that supposed to be?)
€10,000 for a kitchen
€10,000 for a garage
€200,000 for the pure house Kfw 70 (architect says at least €250 per cbm)

makes €300,000

€50,000 KFW loan for program 153, first 10 years 1.87% interest. The rest let's say 3.25% currently? Then I also saw a program 124, but the conditions there were not so great.

Then let's say another €60,000 equity. Next week my parents-in-law are coming for a financial check, then I will need a reasonable concept

My friends will definitely help with roofing (gable roof). That might save maybe €500 - 1000? At my other friend’s place I was also there and helped. I would like to do one or the other thing myself (roughly estimated 200h). I myself once worked as a laborer (for 5 bricklayers at the same time) 10 years ago, I could imagine that now too. By the way, the walls are to be plastered. A controlled residential ventilation with heat recovery, solar thermal and gas condensing boiler to achieve the KFW 70. Maybe I can also lay parquet with my cousin. He gets it cheap there. At my aunt and uncle’s, he did about 50% of the house with parquet. Overall, it’s probably not cheaper than tiles, but I would find it nicer. We don’t need electric shutters.

But now please be straight, what is possible? Where can (should/must) I save?
