Hello,
You wrote about 180 sqm living space; that is roughly 230 sqm floor space, and the house price is calculated based on floor space. Since the "hut" is anything but small, I assumed around €1,400.00/sqm, as with a larger building volume the technology does not necessarily increase proportionally.
That is also correct if 180 sqm floor space is meant.
The estimate would then look like this:
Plot: TEUR 200
Single-family house, 180 sqm LF: approx. TEUR 270
Partial basement: approx. TEUR 38 (full basement approx. TEUR 51.5)
Chimney flue: approx. TEUR 4.3
Wood-burning stove: TEUR 10
Kitchen & furniture: TEUR 20
Prefabricated garage, 6 x 6: TEUR 11.5
Incidental construction costs: TEUR 35-40
Painting work + floor coverings in EL: TEUR 20
Outdoor facilities: TEUR 10 (only the essentials)
Reserves for extras: TEUR 10
All in estimated: TEUR 633.8
Although I always calculate conservatively, it can certainly be that you find a reputable provider who offers it cheaper. Of course, you have to be careful, the line between inexpensive and cheap is fluid.
No, the mentioned €1,500.00/sqm/FS always and exclusively refers to the pure house price and medium standard. It can't be otherwise since incidental construction costs vary regionally. Also, the €1,500.00/sqm/FS is not to be understood as generally valid; in Hamburg or also in the East you (still) build more cheaply; in RP or Bavaria, on the other hand, builders would be happy to calculate with this figure.
You will always find a provider who offers it cheaper; I have already seen €1,000.00/sqm/FS. The exciting question behind this is: what do you actually get offered for €1,000.00/sqm/LS?
The question whether new construction or purchase of an existing property you have to clarify for yourself and/or with those who have legitimate say.
Rhenish greetings
No, I meant 180 sqm spread over 1.5 stories.

Phew, I would have rather estimated €1,500 per sqm in pure construction costs, so I would have ended up at €270,000 plus basement, although I have read that the price per square meter ranges between €1,200 and €1,700, depending on the desired equipment, so €1,500 is a solid average.

And actually, I assumed that the incidental construction costs were already included, so only the costs for notary and land register would be added.

Honestly, I’m a bit disillusioned right now that 180 sqm plus basement including incidental costs are supposed to be around €420,000.
