Construction prices are crazy these days, aren't they?

I just searched the forum for a similar topic. Although I am from Austria, construction prices here are also insane. Our offers amount to 320-350K EUR ready for flooring (missing interior doors, painter, floors) for a rectangular bungalow of 125m2, with a basement on one side completely above ground. The basement is about half with underfloor heating because the entrance and an office are supposed to be located there. A double garage is also in the basement. The offer includes no frills, but good execution with triple-glazed windows, insect screens, blinds and shutters, geothermal energy, 20cm full thermal insulation. But then all connection fees, supply/disposal lines, driveway, terrace covering, floors, interior doors, kitchen, bathroom etc. are added. When I also think of various railings, awnings, etc., I am probably not far from 450K EUR in total. Although without doing anything myself, that is still an awful lot! How can anyone still afford to build a house like that?

mmh, so we also build in Bavaria, already had an appointment with a solid construction company and a prefabricated house company and each received an estimate of 280 and 300 T (WITHOUT garage!), with basement.... Does a garage really cost that much?

What does estimation mean? Or is it a concrete offer. "Estimated" companies with approx. 280 TEU were also with us. Currently, our offer is now at 311 TEU with basement and single garage. Without additional costs/garden/kitchen etc.

I think it just depends on what you want. "my" house in Standard was already offered to me for 260TEUR. But the insulation thicknesses are a joke, the front door ugly, geothermal energy, roller shutters, insect protection, drainage, entrance steps of course at an extra cost. And the additional costs like connection fees, charges, driveway, entrance canopy, interior fittings then also come on top!

The topic is also occupying me a lot at the moment. I know that it is currently not feasible for us, (I as a woman am the main earner, a second child is planned) but even after that.... when I read the incomes here sometimes and it is still said that it can’t work, I do wonder how it will ever be possible... We don’t want a townhouse with 300 sqm, but a house with around 140 sqm must also be affordable with a "middle-class" income, let’s talk about €3000 net.

We certainly don’t live in a castle in the clouds and close our eyes thinking it will be fine, but soon I won’t even dare to ask anymore.

It must be affordable? How do you come to the conclusion that it has to be? Construction and land prices are also rising extremely in our area, but there are also alternatives to a single-family house.
