The high prices do not have to be accepted. Worldwide, construction is significantly more affordable than in D-A-CH. There are houses in fantastic designs using steel frame construction with different or desired insulation, solar system and photovoltaic, fitted kitchen, marble floors and tiles, whirlpool with TV, security front door and alarm system for about €1150/m² from the top edge of the basement ceiling or floor slab—absolutely ready to move in. I’ll briefly remind you: "We are planning a single-family house with a basement of about 151 sqm living space and a single garage. We are doing a few tasks ourselves (interior/exterior painting, laying tiles in the basement, building application through a friendly architect). Solid house with 36.50 Poroton filled. KFW 70. Air heat pump. Costs approx. 310,000 euros. That’s already over 2000 EUR/sqm. Without incidental construction costs and land. Without kitchen. And in the offer, during the selection, there is nothing special included yet. That will add quickly another 10,000 euros extra. Madness....." I have named a small single-family house with the size of 113.51 sqm living space in numbers – with a medium standard. I write about hollow bricks and insulation, you about perlite-filled hollow bricks, I about the base slab and you with a basement, I without garage you with ... etc. You can’t compare apples with oranges – ultimately it always depends on your requirements that you want to have realized. That all has its price, which your budget obviously allows. I wanted to document that even a smaller budget makes a single-family house possible without giving up quality – bigger/better is always possible. If you had been satisfied with less, then certainly the price down there to the right would also have been lower :-) So don’t complain but look forward to what you and your wife/partner have freely chosen without compulsion! We have now also reached a price of 2,000 EUR for a comparable house (KfW70, Keller Weiße Wanne, Gas, flat roof, 158sqm). The garage or a carport and additional costs for a concrete roof as well as of course ancillary construction costs, land, etc. are not included. And we have very intensively obtained various offers. Theoretically, you can build somewhat cheaper, but then it won't be as nice. -> Region Cologne
