Construction prices are crazy these days, aren't they?

We have now also arrived at a price of 2,000 EUR for a comparable house (KfW70, basement with white tank, gas, flat roof, 158 sqm). The garage or a carport and additional costs for a concrete roof as well as, of course, ancillary construction costs, land, etc. are not included. And we have very intensively obtained various offers. Theoretically, you can build somewhat cheaper, but then it won't be as nice. -> Cologne region

This is not possible – even with medium standard; not even with a flat roof. And with gas alone, you won’t achieve KfW 70 standard. Is there perhaps a district heating connection hidden behind your specifications?

I have attached an example of a single-family house with FD, about 10 sqm larger, with an unusual architecture; ergo not a “simple” box/cube. If I add controlled residential ventilation with heat recovery to the corresponding base price including basement with waterproofing, I do not exceed €1,800.00/sqm/living space. I only crack the €2,000.00 mark if the basement is fully developed as a living basement.

And we have gathered various offers very intensively. You can theoretically build a bit cheaper, but then it won’t be as nice. -> Region Cologne

If I add to the corresponding base price incl. cellar with waterproofing a controlled residential ventilation system with heat recovery, I don't exceed €1,800.00/sqm/living space. I only surpass €2,000.00 if the cellar is completely finished as a living cellar.

Turnkey except for painting and floor coverings (hallway, WC, kitchen and bathroom are excluded because they are tiled).
