Which insurances do you strongly recommend? I am not very familiar with this area, as my father works at an insurance company and has always taken care of most things. Sometimes he even pays insurance for us.

That's not really much. With 10 years of 2% increase each, you'll end up with over €3,000 (starting from €2,500 net and if you don't consider the progressive tax rate). You forget that in 10 years, among other things, groceries will not have the same price as now. That's why not much remains.

It's a tight squeeze if you ask me. What is the property worth? It's a 100% financing after all and only Santa Claus believes in 'The price is fixed.' Something always comes up and then you're already in additional financing. It will work, but it's at the limit and all that for a small semi-detached house on a small plot. Existing property doesn't provide anything? €100,000 less would be smoother in this setup.
