Let's not kid ourselves, at the moment there is absolutely 0.0 indication that the situation will change in the short term. On the contrary, people are outbidding each other to the max for plots of land because the demand is simply huge. Construction costs are also rising 4-5% annually. You can't save enough for it to make sense. Increasing your salary is of course a good approach, but usually not as quick and easy to implement as one would like.
Even with somewhat decent existing properties, agents or private sellers call arbitrary moon prices at which people still line up, and in the end, they ask for "one last offer."
And let's be honest, 1.7% interest is still practically nothing. I also strongly assume that you will earn significantly more in 15 years, so the risk regarding the high remaining debt is limited.
Conclusion: For me/us, especially the high amount would be nothing, but if YOU are willing to at least partly make compromises for the house, then go for it! Basically, it is doable...
You are absolutely right. At the beginning, we also looked at existing properties. But what is offered there is insane. Some of the houses are really terrible and people still outbid each other. Rarely in bad locations. Larger plots, basements, etc. This is worth crazy sums to some people. We can't and don't want to do that. Since we are also not handy, we decided on this compromise. Great location on the Rhine, but a small plot. And the neighbor right on the fence. That's just how it is. But in return, the daycare center and the playground and many other young families are right on the doorstep. But still hard to accept. Especially because we both grew up in great detached single-family homes with large plots. But times are what they are. We must not complain. I think you have to be bold sometimes. If not now, when then. You don’t get any younger.
And if something bigger happens salary-wise, it doesn’t have to be the end. It cannot be ruled out.
