Hello,
Absolutely correct! Those who try to save money in the wrong place, however, do not die out.
A planned car dealership was supposed to be built without a soil survey because everything around it apparently seemed stable.
A nasty surprise during the earthworks, a tuff hole. Now the construction costs marched to unforeseen heights. Meanwhile, the cost of a soil survey is peanuts.

NB: Advice from anonymous "experts" without guarantee and warranty should rather be understood as an incentive to dig deeper. They are not suitable as a basis for decision-making for a significant investment; that would be very naive!

… my God, you are all writing nonsense here …. one gets the impression that only desk workers file their contributions here … the soil conditions in Germany from Sylt to the Zugspitze and from east to west are so different that one cannot simply judge in general, > one absolutely must < create a soil report, the respective conditions are always decisive, and irony on: "if the geologist hits an aviation bomb with his drilling device, the soil excavation is also off the table!" … of course it is advantageous to create soil reports beforehand if there are possibly doubts about the foundation, but such a soil report can also be carried out during the earthworks, which in most cases is even advantageous! The experience on site is decisive and not the office desk!

However, a soil survey should be done BEFORE buying a plot of land.... otherwise you buy a pig in a poke. With the earthworks, it's usually too late, you have the financing secured, and if another €20,000 comes up somewhere, it can get tight. That's exactly what happened to us. We had €30,000 withheld as a buffer because we suspected more costs would come. But we bought the land knowing that no matter what, we would take it because it was a bargain. And after a year it was the first time everything fit.

And additional financing unfortunately doesn’t always work out. Even though we earn very well and brought almost 50% equity. The banks do what they want.
And that’s exactly why you should definitely have the soil survey done beforehand. In the worst case, you have wasted €800. In the end, that won't matter anymore. You then negotiate it down later with the craftsmen.
