I first had to check what is meant by surveying services

According to your list, a lot is already included in the offer. What is clearly missing is the soil report. Therefore, I assume the above-mentioned items apply exclusively to soil classes 3-5. If other soil conditions are encountered, additional costs may arise, which are not included in the fixed price (?).


Also missing are


    [*]the financing costs, approx. 1.5% of the total loan amount plus possibly 0.25% commitment interest, depending on the loan amount
    [*]the fees for approval of the drainage system (approx. €150.00; varies by municipality)
    [*]fees for the chimney sweep (approx. €100.00; varies by municipality)
    [*]fees for the cadastral office - transfer of data from the surveyor into the land registry map (approx. €150.00; varies by municipality)
    [*]reserve for possibly necessary additional foundation costs, approx. EUR 8,000-10,000. If these are not needed, you have a cushion for further extras
    [*]please consider that groundwater may be encountered (soil report). If so, the basement must be sealed differently. This can quickly cost thousands.



I don’t see the chimney flue in your list in the first post; would these costs be additional? Also, the outdoor stairs from the basement to street level are not mentioned – are they included in the offer price? Manual roller shutters complete?

If I assume that the last mentioned items are also included in the offer, the price is absolutely reasonable – rather inexpensive – “if” it concerns the use of high-quality materials (well-known manufacturers); as already stated, it is not a small house.

I see potential for savings in the combination of air-to-water heat pump and controlled residential ventilation with heat recovery; there are combination or integral devices that have proven themselves. Savings are roughly in the area of EUR 3,000-4,000. But the calculations of the demand remain to be seen before you can make a corresponding decision.

Certainly regarding the garage attached to the basement. 6.50 m width with an estimated depth of 8.00 m is quite something, and the question arises whether you will actually use this storage space?

How about securities on the part of the builder? Fixed price, completion, or warranty guarantee? Are the payment steps fair to both sides? Who supervises the construction and accepts it?

Perhaps one more thing – in recent years I have often had bad experiences with the window manufacturer you mentioned. Ask your builder if the provider now has its problems under control.

Hello construction expert,

thank you for the feedback. It has already given me the confidence I wanted. Considering that we have not yet commissioned our general contractor, the offer is very comprehensive (about 80 pages). However, he is also compensated for the effort if we don’t go with him, which I don’t expect. For now, I have listed the points I consider relevant. From a professional’s point of view, what are actually the cost drivers in the project? By the way, I’m happy to accept criticism of the floor plan.

The soil survey is as you say, we are aware of the risk. The offer applies to soil classes 3-5.

The chimney flue is included in the offer, but of course not the wood stove yet.
The outside staircase is extra.
Manual shutters are included.
The drawing still currently shows gas condensing boiler, but in the meantime we have decided to switch to an air heat pump because the supplier refuses to extend their network another 300m.
We will definitely need the large garage (which by the way is 10m long), since you are allowed to do waste separation at home here and then bring it to a recycling center. Also, I need a space where I can set up my workbench.
Since we only have to finance very little in addition to the land, we have no worries here, but thanks for the hint.

... and what drives a Rhinelander out of the Rhineland? Well, certainly not the Alemannic carnival, in the past it was the job and now love (the government might be reading along).

thanks for the hint. I am aware that there are certainly cheaper providers, or rather, I also knew that I did not pick the cheapest one, that’s not what it’s about. I wanted to get a feeling of whether I am completely off track or within a plausible range.

@Bauqualle: Factory planning is the wrong term, I misspoke. What I mean is that we have not yet commissioned plans to be created to such an extent that we can submit a building application with them; we simply have not been given any side views, only shown as a 3D image. However, commissioning the creation of a building application would be possible regardless of a later commission. Is there any objection to this procedure?

@Bauexperte: Topic soil survey: The property already belongs to us and we will definitely build. Isn’t it sufficient to create a survey once the excavation is done, or even to do without it if everything fits? There are also houses on both sides. If this causes additional costs, we will have to bear them anyway, regardless of when we commission the survey. I’m already ducking my head.

How is the excavation contractor supposed to know how and at what angle to execute the slopes of the foundation pit without the survey?

And - very important: all risks arising from the ground are the builder’s risk and cannot be transferred!
