I first had to check what is meant by surveying services
According to your list, a lot is already included in the offer. What is clearly missing is the soil report. Therefore, I assume the above-mentioned items apply exclusively to soil classes 3-5. If other soil conditions are encountered, additional costs may arise, which are not included in the fixed price (?).

The changes we have made to the shown designs are marginal. The garage is 1m shorter, but the rear right corner has been expanded, the roofed area is 3.5m instead of 4m, and the external dimension has been reduced from 11m to 10.75m. We intend to omit the door between the garage and the covered area. We are still debating whether we really need the chimney, as we would only use the wood stove for ambiance, but even the smallest ones have so much heating power that probably two logs are enough to heat the living room.
I don’t see the chimney flue in your list in the first post; would these costs be additional? Also, the outdoor stairs from the basement to street level are not mentioned – are they included in the offer price? Manual roller shutters complete?
If I assume that the last mentioned items are also included in the offer, the price is absolutely reasonable – rather inexpensive – “if” it concerns the use of high-quality materials (well-known manufacturers); as already stated, it is not a small house.
I see potential for savings in the combination of air-to-water heat pump and controlled residential ventilation with heat recovery; there are combination or integral devices that have proven themselves. Savings are roughly in the area of EUR 3,000-4,000. But the calculations of the demand remain to be seen before you can make a corresponding decision.
Certainly regarding the garage attached to the basement. 6.50 m width with an estimated depth of 8.00 m is quite something, and the question arises whether you will actually use this storage space?
How about securities on the part of the builder? Fixed price, completion, or warranty guarantee? Are the payment steps fair to both sides? Who supervises the construction and accepts it?
Perhaps one more thing – in recent years I have often had bad experiences with the window manufacturer you mentioned. Ask your builder if the provider now has its problems under control.
