Please don’t listen to the two "fortune hunters" either! In total, €800.00 will certainly not be missed in your investment; even if it were, it would be reckless to forgo the soil survey, because not only the civil engineering works but the entire foundation is based on the results of the survey.

It is good that you write from your perspective; everything else can have fatal consequences for naive homebuyers. Building without a soil survey is not only stupid but also expensive if it turns out that there are surprises hidden in the ground. No one then takes responsibility for the inevitably resulting shoddy workmanship!

I have already experienced with DH plots that one property was unburdened while the other concealed quite tricky surprises in the soil. Moreover, anyone who invests several thousand euros to realize their dream of homeownership should consider €800.00 well worth the secure foundation of their single-family home!

There are supposedly companies that don't even start building without a soil survey. For ours, that's the case, and it makes me feel more secure. If I had listened to my neighbors, I might be the fool now. They built in the 60s, and back then no one did a soil survey. They said it wasn't necessary. Our soil survey said something different anyway... 50 cm of soil replacement, since it wasn't load-bearing there. And by now I've seen all the neighboring houses from the inside... They have had massive settlements in the last 40 years. Maybe it's not an issue with a brick building, but a timber frame might react a bit more sensitively. We are glad to have done everything that was recommended to us. That way, we never have standing water around the house and don't have to worry.
