Hello,
You probably mean a self-supporting floor slab?
You want to build a 3-gable house with around 165 sqm living area; if I base it on your offer price, I come to €1,364.00/sqm living area. That is not realistic for a KfW 70 efficiency house and certainly not with the mentioned technology.
But if you fall into the most common mistake of all builders – confusing floor area (GF) with living area – the price fits again.
My question therefore: do the 165 sqm actually correspond to the living area or rather to the floor area?
Best regards
About the house:
[*]It is supposed to be a Kfw 70 house without a basement.
[*]The house itself will only have one transverse wing and otherwise all bay windows and balconies will be omitted.
[*]The living area according to the plan is about 165 m².
[*]Triple glazing on the windows (including external roller shutter boxes)
[*]A central ventilation system is planned.
[*]A room air-independent fireplace is included in the offer.
[*]Heating will be with an air heat pump + 300 l domestic hot water storage tank.
[*]According to the offer, the masonry is 24 cm Poroton + 10 cm insulation.
[*]Everything is included in the offer except the painting and the floor coverings.
[*]Tiles are included with a material value of €25 per m² for the kitchen, pantry, and bathroom.
[*]Typical things like roofing sheet metal work etc. are also included.
Yes, the floor slab is also included; it is a floating floor slab with perimeter insulation.

The price does not include additional costs such as connection fees for sewer, water, wastewater, and electricity. The price quoted to us amounts to €225,000. Now, of course, we are wondering whether the price is realistic, since we have already heard both sides.
