Construction costs: Is something still missing?

Crazy how expensive your plots are.

Here in Schleswig Holstein we are probably still lucky.

I am paying 77,000 euros for 905 m2 fully developed.

Yes, as a rule, where good wages are paid, land prices are also the highest. Unfortunately so..

What renovation work? You are building new, renovations should only be necessary in about 10 years.



Yes and no. Everyone includes 25 or 30 cm... but that's not enough. Every plot is different and in almost every case more complex than 30 cm being sufficient. Also, the rainwater must be drained away from the house.

Basically, you have omitted all the incidental construction costs. Take a look at the pinned post about incidental construction costs at the very top. But keep in mind that these are older posts, so the costs are different both for the construction phase and in terms of time.



Exterior lighting on the sides of the house or garage/carport? Ours was similar. We had an extra cost of around 3500 from the electrician: outlets here and there, especially in the kitchen, which are still too few. Then another stove, secured circuit for the kitchen and washing machine, wall outlets, SAT system, switchable sockets, LAN, etc.

Such items are small stuff but they add up. This applies partially to plumbing, but that gets a bit more expensive: larger tub, shower partition, washbasin and mirror, different design, rimless toilet... and so on. At the house itself, the items also add up. Here 1000 there 1000... “Mr. Builder, we now have the problem that.... and could fix it like this... cost item 1000€...”



If you like tiles for 15€/m², that’s fine. I wanted something a bit higher quality... especially the fixed floor coverings are not replaced quickly and should last several years.

For the tiles and other "up to xx €/sqm" items, it's basically simple: go to any building materials store, see what you like, and then at least you have a reference point for the price range. My husband and I have found that we will probably end up in the price range between 35 and 45 €. But this says nothing about your tiles, maybe you like cheaper ones. Or much more expensive ones.

The next joke is when the end consumer sees €15/sqm in the store, but for the purchase quantity for an entire house the fun only costs €10/sqm ... the contractor calculates with that, not with €15. Consequently, the credits are pathetic when you want to remove such trades from the contract.

We are currently also in construction preparation. Your calculation would be too high for me.

Do you already have unit prices for the earthworks? You should agree on that in order to calculate and also to have certainty.

For paving, fence, etc., we have budgeted 25 kEUR. How about a carport? Garden shed for the tools?

Insurances considered? Structural engineer needed? Site plans? Possibly crane placement? Painter? Q2, Q3? Acceptance fees? --》 Chimney

Do you have "a catalog house" or your individually equipped house already? Then the following things should at least be considered: Floor heating distributor under plaster (700 Eur for us) French balconies Spots in the cornice TILE FORMAT?

Are the major components settled? --》 Ventilation, front door, cladding, etc.

Have you even checked whether you get something reasonable for the sample values? 15 euros for tiles..... for us, they are between 45 and 60 euros that we like.

Many items only amount to a few hundred euros. But the mass makes it......
