A townhouse in solid construction (stone on stone with 365mm masonry) with approximately 163m² of living/usable space will be built. We are building without a basement.

Is that the move-in ready price?
+15% upgrade, unless one outlet in the living room is enough for you.
Give some details. Size, number of floors, basement, etc.

The house is a city villa with 2 floors (ground floor and upper floor). Additionally, the house has a balcony, as we slightly enlarged the kitchen downstairs. The house will be handed over completely. Only the renovation work and some flooring work are still missing (only bathrooms and utility room already have tiles).

For the materials selection, one should calculate about 15% on top of the total price? Currently, for example, we only have €15/m² tiles for bathrooms and utility room.

If I counted correctly, there are 44 sockets in the whole house? That is.... once again a nice example of what you get for the basic equipment. We have a little more than double that on ~145sqm.

I can think of:

- Notary fees for registering the land charge
- Sewage pipes
- Surveying after construction
- Sun protection (awning, etc.) for the garden

A garden with 10 K is too tight, if you let it be done, then easily x 3. With fence, platform, driveway, etc., plan at least 100,- / m2 of garden area. Landscaping by the company is really expensive (!). Better to inquire about prices (+ available dates!) well in advance.
