Hello everyone,

we are about to have the financing meeting. My cost planning includes the following items:

Land: €209,150
Broker: €14,933
Property transfer tax: €13,594
Notary/land registry: €4,183
Land surveying: €0 (included in the land price)

Demolition work: €7,000
Soil survey: €600
Development costs: €12,000
Building permit: €700
Construction road: €0 (included in the house price)
Garden: approx. €10,000

House: €274,000
Kitchen: approx. €15,000
Own work renovation: approx. €4,000
Own work flooring: approx. €4,000
Review of construction contract: €500
External building surveyor: €2,740
Staking out building structure: €200
Measuring the building: €600

Total: approx. €573,201
Loan: rounded up for reserves €580,000

Equity: €125,000
Loan amount: €455,000

Have we planned all important items here?

It is hard to say when you do not know the scope of services of the general contractor. What about typical ancillary construction costs such as earthworks or construction electricity? Buffer for later additions, e.g. sanitary? 10,000€ for the garden is little.

So for earthworks, the construction service description (included services) states:

Topsoil, stripping, loading, transporting, and storing sideways, work with equipment. Loosening soil according to profile and leveling within the construction site area, soil class 3 DIN 18300, removal depth up to 0.30 m, work with equipment. Removal services are charged separately upon proof. Creating the subgrade, allowable deviation from the target height +/- 2 cm, deformation modulus at least EV2 45 MN/m². Installing and compacting the cleanliness layer according to profile, compaction degree at least DPr 0.95, layer thickness min. 5 cm, allowable deviation from the target height +/- 2 cm.

I also just see the following in the construction service description under services builder:

- Land registry excerpt (available)
- Property map (available)
- Official site plan (available)
- Soil investigation report (already included)
- Surveying the building plot (included in the land price)
- Stakeout of the building structure (COSTS?)
- Setting out the building (COSTS?)
- Construction water (COSTS?)
- Construction power (COSTS?)
- Construction toilet (COSTS?)
- Notification of start/completion of construction (COSTS?)

As mentioned, this is only the construction service description. We do not have the construction contract yet. I would have that checked externally again anyway.

Then you definitely still need earthworks. Depending on the soil report, a few thousand to many thousands. But you are not building with a basement, right?

You can find the costs for the usual additional building costs in the linked thread.

We paid more for the surveyor (around 2500 euros) and definitely more for the sampling (around 30000 euros) and we already had many extras included in the house price beforehand ([Raffstores], [folierte Fenster], etc.). You definitely spend quite a bit on the electrician and, in my opinion, also on the tiler and plumber.
