We gathered offers from various solid house providers in the Stuttgart area over the past few weeks (Hauser, AWS, Köhler, U-Haus, Haus der Handwerker). The differences in price between the cheapest provider and the most expensive were about 70,000 euros (adjusted for features).

A direct comparison is always difficult and very individual, but I do find the price quite expensive. Of course, it is always important to understand what is included. If one provider has also included excavation, backfilling, etc., that naturally makes a difference. But you also have to consider small points like construction power setup, construction power consumption, etc. They only make up a small part, but are easily forgotten.

As a rough guideline, an offer from us:
We were at about 400,000 euros for a solid house with approximately 180m² living space including necessary extras (lift-slide door, electric shutters, underfloor heating, air-water heat pump, etc.) including earthworks (without disposal). On top of that come the garage and other additional costs (about 40,000 euros).

In your case, I would really get 1-2 more comparison offers. If you want, you can specify which city or district it is, and then I can give you a tip from my experience.

It is a sloping site and therefore an open basement at the front. However, this is included in the price.

There are still a few special features with us, so it is not quite comparable. But then just calculate an additional 25,000 euros in the worst case, and we are at 465,000 euros including incidental costs. That is still far from the 552,000 euros from the offer.

The amount I mentioned for the house alone does not include:
- Garage
- Incidental costs (earthworks are included in the house, disposal comes separately)
- Outdoor facilities
- Kitchen

all right, thanks. For my project, I aimed for about €450,000 for approximately 170m² including basement and garage. On flat land.

I just took a look at the offer, it still includes ventilation work for 12,5000 euros. That would be a central ventilation system, right? That would fit exactly in terms of price.

We have now also included that, but I think it was not included in the 400,000. And you would also have to deduct the wind and sun sensor, it is not included with us yet.

Are the roofing works including materials? If yes, that seems very little to me
