Hello,

many thanks for your replies. Yes, it is a first orientation, but it still seemed relatively high to me. The meeting is next week.



The equipment so far is "how he would build it". The €9500 also seemed rather low to me in comparison. We have a guest toilet with 3sqm and a bathroom with 12sqm.



I didn’t think there were such big differences between Bavaria and BaWü.

Taking things out and doing them yourself is possible and we would definitely do that.



The price should be pretty much "all in". The offer is from a local general contractor.



When did you sign?

And yes, we will definitely get more offers. But this general contractor is supposed to already be quite good price-wise, from what we hear.

We haven't signed anything. We had individual trades with offers that mostly met our wishes, and if something came up during the construction phase that we absolutely wanted to update, we said "go ahead"! For example, [Raffstores] were not planned on the ground floor, only electric shutters; we changed that before the shell builder asked us what kind of boxes would be installed. The same with the plaster: a week before the fine plaster was applied, we decided on solar plaster; it was like that with every trade.

But we had about 1.5 years lead time and also familiarized ourselves with the material. So we built exactly as described. This saved us an estimated €50-70k or allowed us to update until no wish was left.

I am not against the construction method with a general contractor, but it is definitely not as flexible as one might need it to be.

Did you always have an architect as site manager? Or who took over the site management?

There are rural areas and metropolitan regions both here and there. So the question would rather be where approximately in BaWü.



It can be enough with a lot of discipline, but if you have some ideas it goes significantly beyond that.



It can work, but first ask what the general contractor is willing to allow or what you get refunded for it. It might not be worth it. At least it’s positive that he itemizes.



Whatever that means. Look at the construction performance description.
The list is useless to you if there are 80 sockets included but you want 150 and he charges double the usual electrician price for each additional one.
Or earthworks, what if only simple soil class is included but you have clay and rock? Or you need waterproof concrete due to high groundwater, etc.
So the question is: what is included?

If you want to remove trades anyway and have some things more individual, why not go to an architect?

We privately had a construction coordinator who has, in the same manner, built over 20 properties for himself and his own family over the years up to now. He was our former landlord. The architect only accompanied us up to the building permit. However, he was also available to me for questions beyond that. But honestly, you can only do that if you know the trades and have worked with them for years.
We ourselves were also on the construction site 2-3 times a day and were able to give answers to the trades when questions arose (breakthroughs in the foundation slab, etc.). I did the lighting planning, heat sources, and switch planning myself. My landlord then optimized it.

That made the head actually rotate nonstop.

Ok, sounds stressful but also like a lot of savings. Not everyone has such a landlord.
