Simply google DIN 276. Cost group 700 are the incidental costs. What makes the bulk there is the architect's fee and expert reports. Everything you mentioned does not belong there.

So.... for a start some good news ..... The bank has released the first payment. It became complicated with the numbers despite our own created cost list which we initially made as a basis. As I said, we noticed that the numbers, no matter how you turned them, somehow never added up. Neither through the documents from the financier nor from the bank. The bank's condition is that for the next payment it definitely wants the signature from the architect to basically have approval from an expert that we don’t have an unrealistic listing. The financier is now making a new form where the positions are highlighted more clearly and now I have to wait until our architect is back from vacation and hope that he does it. And I still think that’s annoying.

No; right. But your agent probably made things a bit too easy for himself.

Signing off on the cost breakdown from the architect or civil engineer is actually often common practice. Alternatives are cost estimates for all items.

Well then, let’s hope the money is enough if you don’t even understand your own costs...

I find your sentence totally inappropriate!

We do understand our calculation very well. It's just that we couldn't make sense of the numbers from the bank and the financer. It only meant that they never matched 1:1 mathematically.
Our calculation even fits well with that of the bank. The only problem is that the additional costs from the already mentioned equipment costs, outdoor facilities, fees, etc. were summarized.

The end result for us is the amount of the loan that was also approved for us. And how the financer or the bank professionally (which should be the case, that's why as laymen we turn to professionals and they both also earn from us) put these numbers on paper only interests me to a limited extent.

We submitted a proper, accurate list, very detailed with individual items that I briefly "touched on" above. What we need and what we have...
If the financer and the bank both have problems putting this properly on paper, that is only a limited problem.

In other words, you buy a car in red and get it in green.... of course in the end you make up for the mistake that happened, but basically you as a customer did not make a mistake.

Such comments are simply counterproductive!
