My currently best available offer is a two-part loan (commitment interest/special repayment options vary) with an interest rate of 0.86% and 0.97% for a 15-year fixed interest period and 12 or 18 months of commitment interest-free time (this would then have to be optimized according to the installment plan). However, the offer is from the end of September, so I would expect that I would now be about 0.15 points higher. This is a product for which I would have to achieve a final energy value of 75 kWh/m². This is certainly not critical, but the builder would also have to confirm it. The total cost for the property is €659,000; I am currently planning with a loan amount of €450,000.
As of today, I would not receive any funding, and the financing is based on that. Whether a KfW loan makes sense under the current conditions would have to be calculated precisely again. In principle, at least the residential building subsidy of €18,000 is what I am interested in.
