How much "funding" would you get? Under what terms? And what about the rest of the financing? What terms do you get there?

My currently best available offer is a two-part loan (commitment interest/special repayment options vary) with an interest rate of 0.86% and 0.97% for a 15-year fixed interest period and 12 or 18 months of commitment interest-free time (this would then have to be optimized according to the installment plan). However, the offer is from the end of September, so I would expect that I would now be about 0.15 points higher. This is a product for which I would have to achieve a final energy value of 75 kWh/m². This is certainly not critical, but the builder would also have to confirm it. The total cost for the property is €659,000; I am currently planning with a loan amount of €450,000.

As of today, I would not receive any funding, and the financing is based on that. Whether a KfW loan makes sense under the current conditions would have to be calculated precisely again. In principle, at least the residential building subsidy of €18,000 is what I am interested in.

Maybe the house is also built/calculated just on the edge of the [Energieeinsparverordnung KfW55], and he simply does not want to give a binding guarantee for [KfW55].

At least that would fit his statements and could very well be the reason. The question would then be what I could do to get him to commit to it after all. Could I suggest (for an extra charge) to install a better ventilation system (currently central exhaust with supply air via window rebate ventilators), photovoltaic panels on the roof, a more expensive front door, pay for an expert myself, or something similar? Or would all of that make no significant difference because potentially other more weighty points oppose it. I do not have all the data either, but after reading various pages and forum threads, I would have thought that, regarding the building envelope, a thermally insulated base slab, exterior walls 36.5 or 42.5 cm thick with ETICS, and a sloped thermal insulation on the roof with a maximum thickness of 34.5 cm already constitute a good basis. A heat pump is also present. Or put another way: Either I build to minimal requirements to save costs (and from my layperson’s perspective, that does not seem to be the case) or I build a better standard and would not end up just barely above KfW 55. Or I simply have no desire to deal with the paperwork for KfW 55, which might be solved through my own cooperation or financial incentives.

sorry but do you want to act as a developer? He has a mixed calculation for 15 units. The developer will not commit to that and there are also disadvantages (who bears the costs for blower door test etc). What disadvantages do you have if KfW55 is applied for but not achieved?
