as it always is, everything takes longer than planned. The end of the story: We bought this beautiful little house in a great location. To prevent my questions posted here from going into the void, here is the outcome of how things turned out:
- The seller actually did not plan to build the house according to KfW55 standards with his construction company and energy consultant, but towards the end of the year he came up with the idea that it would be a good idea and adjusted the planning accordingly. Of course, he wants to pocket the subsidy himself, as suspected above.
- It is exactly as wrote above: "It is not done in secret." There is a corresponding clause in the purchase contract stating that the obligations to maintain the energy standard transfer to us.
- The application was then submitted just in time before the ominous weekend in January.
- For me, it doesn't bring much, except that I now get a house according to KfW55 and not according to the Energy Saving Ordinance/Building Energy Act. However, a photovoltaic system will also be installed on the roof, which was not part of the scope of services before. Ownership will probably be divided among the WEG (three parties in this case), but there are solutions for this as well.
Overall, I am now satisfied with the result. I would not have received my own subsidy due to the delay and the expiration of the program, and I had already thought about using the roof area for a photovoltaic system anyway. Now I don't have to pay for it myself and am still a (partial) owner.
