Oh, if we are now talking about a property that you had not presented before, then you should definitely remedy this deficiency. Without pictures, even a thousand words are not enough to come to any useful conclusions.

We are definitely planning this kind of buffer. Currently, however, we are still in the pre-purchase phase and have the chance to check, correct, or regulate things contractually beforehand.

I will provide a detailed follow-up if and when the matter is finalized. Among other things, due to the scarcely illustrated situation in the soil and thus unfortunately the data situation based on documents, this is not yet the case. :) Let’s see how it develops.

We became interested in a plot of land 2 years ago that we wanted to build on; there was also an old domestic waste landfill on it.
Results:
- As long as the plot remains unchanged, hardly anyone goes there.
- As soon as you have to dig (excavation pit), you can and will encounter waste.
- Whether the old landfill ultimately needs to be remediated is decided by the LRA together with other authorities; there are investigations for this, which are 100% funded through some kind of subsidies (Bavaria).
- There are funding pots for the remediation and dissolution of such landfills, as the disposal of the old material is extremely expensive and, if necessary, hundreds of cubic meters have to be disposed of. However, these funding pots are often only accessible to municipalities, as most old landfills are on public land.
- After we inquired on site with the senior neighbors who could tell us exactly which neighbor drove their car in there when and what they already found there as children, we decided to back away from the project.
- Just inform yourself with the responsible authorities and have the risks legally advised.

Are you planning a basement or does the existing house have a basement? If nothing major needs to be dug up, it does make a difference. Therefore, my opinion is to ask the [Landratsamt] what needs to be done and who pays.

Even if everything had grandfathering protection and you could easily build a single-family house again... what about the garden? Do you want to grow vegetables? Build a garden pond/swimming pond? When planting an apple tree, possibly encounter garbage or pollutants, or then find these in the fruits? In my opinion, you should have a very thorough check to find out which pollutants are really present and then decide what you WOLLT have disposed of and how. Not just what you officially MÜSST.
